Maintenance is the one big expense for investment property owners.  We do everything we can to keep your maintenance costs under control by:


What NEPA does to keep maintenance costs under control:

  • We utilize independent contractors, who are licensed, insured and bonded.
  • Estimates are obtained and presented for owner approval on all repairs in excess of $150, except in the case of emergency and iminent damage to the property or tenants.
  • All repairmen are instructed to document directly on their bills if any repair is caused by tenant negligence or abuse, so that tenants may be held responsible for damages.
  • All tenants are provided with our pager number so that in the event of an emergency, they may reach a live person, 24-hours a day, seven days a week
  • Numerous maintenance issues are detailed in the lease in the hopes of avoiding a repair in the first place
  • Many common problems are easily handled over the telephone without ever having to involve a repair person
